This beautiful stately home dating from 1944 has 2,200 sq ft on two floors (not counting the basement and attic) four bedrooms and two and a half bathrooms. The house is situated on 1.25 acres on the Cabot Trail near Margaree Forks, with wonderful views over the Margaree River valley and its surrounding hills.
The home has the classic centre-stair design. Principal rooms on the main floor are all large, for example the 29' x 13' living room. The woodwork - hardwood floors, Douglas fir trim, doors, paneling, and so many details - is everywhere evident, for example here in the entrance foyer:
This woodwork, the many large windows, the ceiling heights, room sizes ... all contribute to the general air of elegance and quality construction. Even this entrance foyer measures 15 x 8 ft.
The living room has a handsome fireplace (WETT certified). Double doors open onto the huge rear deck from where there are gorgeous views up down and across the river valley:
The kitchen has acres of cabinets, views over the back deck, and connects to a formal dining room. A powder room completes the main floor.
Upstairs are four large bedrooms and two full bathrooms, one with a tub, both with tiled showers and flooring. (The hallway connecting all these rooms is 29 x 8 ft!)
The attic has windows at both ends, good headroom and lots of space.
The full basement is warm and dry, with stone walls and a concrete floor. An outside entrance can be used to bring in wood. Two separate furnaces are in use - wood and oil - providing hot water for the old fashioned (but much sought-after these days) cast iron radiators throughout the house. There is also an electric H/W tank for domestic use: no need to run a furnace in summer.
Water comes by gravity from a well up the hill across the road, via a shared system (deeded). There is a septic system and a separate grey water system. The house has a 200 amp circuit-breaker panel.
Location
The property is situated on the Cabot Trail, just 3 kms from Margaree Forks where the Co-op is an excellent source for all daily supplies. Nearby there are several named salmon pools on the Margaree River. This is an excerpt from a map of the river system from the Margaree Salmon Association.
5 miles north is Margaree Harbour: fine dining, a lovely sand beach, ocean boating and fishing. A 20 minute drive south lies Inverness and its hospital, beach, Cabot golf and more amenities. Half an hour north is Cheticamp and the Cape Breton National Park entrance. All the attractions of the west coast of Cape Breton are within easy reach. The Dancing Goat is a ten minute drive.
