The House

The bungalow-style home has an open plan living area: kitchen, dining and living areas all have windows facing south with a fireplace at one end. Two doors from this open concept area connect to the 10’ x 60’ deck facing the amazing views. The front door on the opposite side enters into the living room directly.

A new Mitsubishi heat pump mounted inconspicuously in the ceiling is the main source of heat, supplemented by a new Regency wood fireplace and electric baseboards if required.

The kitchen has new appliances: a professional style Bluestar propane range and Liebherr fridge. A propane tank was recently installed for the cooktop and range, including a direct-to-tank BBQ hookup outside.

The master bedroom suite includes a dressing room and spacious bathroom, along with a new soaker tub and larch flooring in the bedroom. The bedroom also has a door onto the deck.

The Land

A trail winds down to the river’s edge, where it’s possible to swim, fish, canoe or boat, upriver or down. Fish salmon, trout, bass right from the property. Upstream the river is navigable for several miles, depending on the season. Boating downstream takes you under the Margaree Harbour bridge to the harbour, after that it’s the ocean!

The 20 acres faces southeast/south/southwest, sloping down to the water, largely wooded with a mix of softwood and deciduous trees. The road accesses the back of the house so no driveway or parked cars interfere with the panoramic views from the deck and the house windows.

On a short path from the house is an interesting cabin, kind of a bunker built into the hill - a useful and fun getaway/work shed for someone!

The South Cormier Road is private, a graveled road maintained by the handful of property owners using it.

Close to so many beaches on the west coast of Cape Breton, closest of all being the enchanting Margaree Harbour beach. Fine dining at the Island Sunset is less than a 5 minute drive. All the attractions of the west coast of Cape Breton - trails, music, food, golf, fishing, boating… are in easy reach. To the south Inverness and Mabou, to the north Cheticamp and the Cape Breton National Park. All around - the Margarees.
