*** PENDING *** Orangedale home ..................... $179,000

This bungalow on 4.9 +- acres in the sleepy village of Orangedale has 3 bedrooms and about 1200 sq ft of living space on the main floor. The village is only 4 miles from the Trans Canada Highway, 6 from Whycocomagh, and has access to Bras d’Or Lakes. A wooded property, close to the lake, and large enough it could be subdivided.

The home dates from the 1950’s, with an addition built in 1988. The main house has a full basement, the addition a concrete frost wall. Along with the 3 bedrooms is a bathroom (5’ shower with seat, no tub) and a front living room. In the back the kitchen has a large dining area with patio doors opening onto a private deck. Windows were upgraded in 2007.

The basement houses the oil and/or wood furnace, laundry, and one finished room, a den/study. There is an outside entrance. The attic has a pull down ladder and plenty of storage space. The later addition expanded the kitchen with a large dining area, office space, and another entrance on the front of the house. At the same time the electrical panel was upgraded.

The living room, hallway and principal bedroom have hardwood floors.

The land is an exceptionally large lot. It is wooded, has a couple of sheds on it, and also a second driveway. Make trails on your own property … could be a paradise for kids! Around the house are some perennial beds and shrubs like rhododendron, yews. The property has subdivision potential to create another still-large home building site.

Water is from a main shared well in the hills, administered by the Orangedale Water Society and comes into the house by gravity. Quality is excellent. There is a $400/year fee for this. Heat is from the wood/oil forced-hot-air furnace.

This is a reasonably priced home on a huge lot, in a good location. Reason for selling is it’s time to downsize, and hand the property over to another family.

Location

Although in a quiet rural area, the proximity to the Trans Canada Highway means this is an easy place to get to, and Whycocomagh has shops, restaurants, gas, building supplies etc. Orangedale itself has Smith’s store with groceries, liquor and gas.

The nearest wharf is less than half a mile from this house: put your boat in the water and explore the endless (open to the ocean) and spectacular Bras d’Or Lakes system. Fishing from land or boat is all around.
