Sutherlands Cove is a gorgeous horseshoe bay with a wide sand beach, dunes behind, and a small lake behind the dunes. This property is surveyed at 24 acres, and because of the shape of the cove it has a total of over 2,100 ft of oceanfront. The land fronts on the Little Mabou (aka Colindale) Road, and slopes very gently down to the lake and the ocean. Many building sites available.
This part of the Cove looks west straight out to sea, or north up the coast to the Cape Mabou Highlands jutting into the ocean past the Mabou Estuary:
A stream runs from the lake, in summer often petering out into the sand before reaching the ocean. The dunes here are a known Piping Plover breeding site, and the area as a whole is designated a protected beach by the province of Nova Scotia. (No restrictions on building other than in the dunes themselves.)
