This beautiful 3-level 3,000+ sq ft home on 15 acres has 1,800' of oceanfront - over 1/3 of a mile! On the Shore Road close to Margaree Harbour, the house has five bedrooms, four bathrooms, and a magnificent 48' x 16' deck with panoramic ocean views.

The main floor has a living room with many windows, large kitchen-dining room, and a bedroom with ensuite bath. The upper level has two bedrooms and a bathroom.

The lower level is a walkout - and how! Five sets of double doors line the wall facing the sea, and two bedrooms, at either end, have ensuite bathrooms.

The oceanfront is mostly low rocky ledges. A couple of tiny coves give easier acess to the water, and can be used to swim from or put a kayak in the water. A mile away is the sheltered Margaree harbour, to dock a boat. From that harbour you can go out to sea or up the Margaree river.

There are various heating systems. An electric-fired hot water system provides infloor heat in the lower level and radiators above.  Also there are some electric baseboard heaters, and a fireplace insert in the living room. The electric hot water system is an ETS (Electric Thermal Storage) furnace, using off-peak power at half the normal price.

The well is close to the house, and there is a UV light anti-bacteria system installed on the domestic water supply. Main floor laundry.

Location

A mile to a lovely sand beach at the village of Margaree Harbour, just past the general store there. Another mile to fine dining at the Island Sunset restaurant.  Twenty minutes south to Inverness and it's amenities and world class golf, and the same time north to Cheticamp and the entrance to the National Park. Close to the Margaree River system and its famous salmon pools.

Altogether a great location from which to explore all the many attractions of the west coast of Cape Breton.
