Margaree Forks, 150 acres, 2 km riverfront................$560,000

This one-of-a-kind property consists of 150 acres including both forest and agricultural land, plus well over one mile of riverfront on the famous Margaree river, with 4 named salmon pools, and a spacious bungalow. Also a large building near the river with gaspereau fishing equipment.

The house is a 30 year old bungalow, 1200 sq ft. Solid, spacious, not fancy. On a concrete perimeter wall, no basement. One usable outbuilding. Two bedrooms, large bathroom with a whirlpool tub, separate laundry room. A screen porch faces the views, a back room has a shower.  





The River

Two km of riverfront include part of the Southwest Margaree river, the Forks themselves where it joins the Northeast Margaree and a section of the merged river. There are at least four named salmon pools on the river bordering this property.



Gaspereau equipment

Equipment for the former gaspereau fishery consists of a sound 42' x 38' building with a concrete floor, the trap and 20+ vats for salting the fish. A spring-fed water supply runs to the building. The location is excellent: a good lie of the river and one of the first (most downstream) traps. Unforunately a buyer will have to own a licence already to be able to operate the fishery, as there is now a moratorium on licence transfers outside the immediate family.  



Of the 150 acres, about 70 are forested and under a management plan. 30+ years ago a large area was planted with a mix of spruce and red pine, other parts are mixed woods. A 'ring road' that circles around most of the forest is a useful feature.

A hayfield of 10+ acres is below the road, and beyond that is a smaller wild area towards the river, that can flood in spring. Nearer the house in a stand of huge maples is an eagles nest where two young were successfully reared in 2018. Spot the nest in one of the photos! 



An excellent location for any commercial venture, on the Cabot Trail just after it's joined by Highway 19 (aka the Ceilidh Trail, up the west coast of the island). 15 miles to Inverness and all its amenities. 7 miles to Margaree harbour and ocean beaches, then 14 more to Cheticamp and the National Park. In the other direction, the Cabot Trail goes to Baddeck and the Trans Canada Highway to Sydney or mainland NS.
