Mabou Farm......................................................$500,000 firm

This former dairy farm just outside the village of Mabou has 230+ acres, gorgeous views, municipal and well water supplies, buildings and equipment, and the farmhouse - a beautifully restored heritage home. All this in a part of the country famous for its scenic beauty, music, history and a milder climate than most parts of Ontario and Quebec.

 230-250 acres:

  -  105+    forage: 42+- acres have been tiled by the current owners. 1,000+ round bales of hay have been produced annually.

  -  25.5     pasture (all fenced with 5 strand Gallagher electric fencing)

  -  70  acres treed, ravine, brook etc.

Dairy Barn    126’ x 40’,  44 stalls (46 in a pinch). 12’ x 16’ addition for manure pump house (Evacuair manure system, 36" diameter pipe to a concrete pad outside.)

Feed Mill       16’ x 20’

Heifer Barn   40’ x 50’  (freestall with locking headgates)

Pole Barn      40’ x 72’  (formerly hay storage)

Pole Barn      60’ x 72’: contains 20’ x 24’ workshop, 20’ x 48’ tractor bays (4) 12’ x 16’ farm shop (2 stories) heated

3 large grain tanks

1 metal/ 1 wooden supplement bin

Out building used as chicken house

Greenhouse  12’ x 16’

The barns are not old, with steel siding and roofing. The dairy barn, heifer barn and manure pump room are insulated, and there is a heated office in the dairy barn.

See below (after the photos) for a list of equipment included in the sale.

Water supply: Municipal water, also a well, and ponds. Municipal water line, and all lines to the barns and house, have been recently replaced.

The house has been lovingly restored over the past couple of decades. A large country kitchen, pantry, dining room, two living rooms, make up the ground floor. Upstairs are five bedrooms and bathroom. High ceilings, split stairway, and two good claytile-lined brick chimneys are both 34 years old. All windows have been replaced.

In all  the home has over 1,000 sq ft on each floor. The basement is part stone, part concrete. The woodstove in the kitchen heats the whole house but for the few very cold days when the basement furnace is lit.

This farm is a turnkey operation. The owners have continually upgraded the farm - buildings, land, equipment and home - in the 30+ years they have run it. Everything is in excellent working order.

A beautiful farm, beautiful home, in a beautiful location!

The farm is just 2 minutes from Mabou, a picturesque village situated at the head of the Mabou River estuary. Famous for its Sunday farmer's market, Red Shoe pub, Mull Restaurant, spectacular West Mabou beach, and for being home to the Rankin Family! The Glenora single malt whisky distillery is a few minutes north. Inverness and its beaches, harness racing, hospital, shops and restaurants are a 15 minute drive.
