Chimney Corner Coastal Cottages..............................$795,000

25 acres on the Shore Road is a beautiful cliff-top property with an accessible beach. A tree-lined driveway leads to a cottage and the main house. Three more cottages are in private settings with magnificent Gulf views. A path provides easy access to the beach. This is a spectacular location on the renowned Shore Road between Inverness and Margaree Harbour.

The house is a large multi-level A-frame of around 2,300 sq ft, with 4 bedrooms and 2.5 bathrooms. Living room and dining room both face the Gulf as does a deck in the rear, and the lowest level of the five in the house is at grade. The home was a B&B before the cottages were built.

Following are some photos of each cottage. They are named: Studio, Cliff, Octagon and Hexagon.  The cottages are rented from June through October as Chimney Corner Coastal Cottages. They have an almost unheard-of rating on Trip Advisor with 24 of 24 reviewers all giving 5 stars! The cottages have a four-star rating with Canada Select.

On the property they are laid out thus:

The smallest of the four, an A-frame, much like a bachelor apartment inside, is the only cottage close to the main house.

Closest to the cliff, this cottage is completely secluded and private, tucked into the woods. As with Octagon and Hexagon, Cliff has its own outdoor deck overlooking the fabulous Gulf views, and like those others it has one bedroom. Lovely custom cabinetry and tile work in the kitchen and bathroom, and vaulted ceilings throughout.

A beautiful timber framed building, with mortise and tenon joinery, this cottage shows the craftsmanship in this whole project.  Tiled shower; tiled bathroom and kitchen floors, otherwise larchwood; electric fireplace. Stairs lead up to a viewing room in the cupola with windows on all (eight) sides. At the cliff edge is a matching octagonal deck with amazing views of the Gulf and Chimney Corner beach. The Octagon cottage is wheelchair accessible.

The newest addition less than five years old, the Hexagon is another gem. Again a timber frame, this cottage has two floors with the bedroom and bath on the ground floor and the living rooms upstairs. Decks on both levels wrap around three of the six sides.

Land and Location

The 24.7 acres is all on the Gulf side of the paved Shore Road. Most of the approximately 1,500 feet of shorefront is high cliffs with views over the Gulf and inland to the wooded hills. A narrow valley created by a brook provides access down to the beach.

To the north, the beach is a great walk, sweeping around the cove, the footing varying from sand to rock.

In other years:

The waters of the Gulf of St. Lawrence along the western coast of Cape Breton are considered the warmest waters north of the Carolinas.

Building site A dramatic site for another house, or cottage(s), was partially prepared for development. It has panoramic views up and down the coast.

Spread around the grounds are: a laundry, greenhouse, two sheds and a workshop. The property has been beautifully landscaped. Around all the buildings are flower beds and shrubs, and hundreds of yards of mowed paths entice you to explore.

It's 14 miles south to Inverness and Cabot Links/Cabot Cliffs, 4 miles north to Margaree Harbour and 18 miles to Cheticamp and the start of the National Park. Hiking, fishing, boating, music, fine dining, golf....  all the amenities of the west coast are close at hand. And less than a mile to Chimney Corner beach, for many the best on the island.

Options for a buyer

There are many possibilities for a buyer of this property. The owners live in the main house year-round, and one could continue that, running/expanding the cottage business.

Or the property could be a family compound with plenty of space for overflow summer visitors, and privacy.

Subdivision or a condo corporation are viable options.

Various other businesses could be suited to a retreat-style accommodation - and there is no finer property than this.
