Campbellton Road.....................................................$250,000

Built in 1981, this bungalow was put on a full basement 5 years ago. Since then it has had more upgrades, in particular an addtion and new bathroom and kitchen. All electric, the home has a low-cost thermal storage heating system. Two storey barn and another outbuilding. An immaculate home on a beautifully manicured 1.25 acres.

The home is currently set up with two bedrooms: a potential third bedroom is used as a den/office. The basement could provide more bedrooms and living space, and it has its own split entrance. Even unfinished as it is, you could eat off the floor!

The kitchen and bathroom were remodeled in 2014. The bathroom has new fixtures and a tiled tub surround that matches the sink countertop. Opposite is a vanity with matching stone counter surrounded by cabinetry.

The kitchen has new counters, maple cupboards finished with a see through glaze, and SS stove and dishwasher. The floors there and in the hallway are finished in a ceramic-look Pergo tile; living room and master bedroom have hardwood floors. Storage is everywhere: closets, cupboards, shelves....

Upgraded windows have quality blinds installed; roof and siding date from 2007. There is a spacious deck on the south side of the house.

Three electric thermal storage heaters take care of winter. Baseboard heaters provide back-up but are not used now. Sample bill for this all-electric house: 2016/17 - $2,200 for 12 months. Total includes heat of course. The main floor laundry room includes a shower. Water is from a 54' drilled well: great drinking water (tested).

The barn measures 20' x 30'. It has two storeys, a concrete floor and its own electrical panel. Apparently it has housed a horse and hay in the past, but now its condition more resembles a home! The smaller workshop is 18' x 10', also with power of course. Everywhere small details show the care and attention put into this property: the barn has a concrete pad outside the sliding door, the workshop has a concrete ramp up to its door.

The surroundings are lovely: trim lawns and specimen trees in a setting sloping gently to the south, with views across miles of rolling wooded hills.

It's just 3 miles to Inverness (half that to Cabot Cliffs).  A beautiful secluded rural location but close to everything.

One look at the photos will show that everything on this property has been done by the book - and kept that way!
